From 2024, your land tax and property value tax will be included in your preliminary income assessment (forskudsopgørelsen) and your tax assessment notice (årsopgørelsen) - and you will no longer have pay land tax to your municipality. Your property tax will be paid automatically each month

Home owners pay 2 types of property tax. Property value tax on the property value based on the most recent the public property assessment and land tax based on the value of the land stated in the public assessment.

What is property value tax and land tax?

Until the end of 2023, you pay property value tax to the state via your preliminary income assessment (forskudsopgørelse) and tax assessment notice (årsopgørelse) and you pay land tax twice a year to your local municipality.

From 2024, land tax will be charged by the state so in future you will pay both property value tax and land tax via your preliminary income assessment and your tax assessment notice. Both payments will be deducted from your income on a monthly basis.

You may get paid less

 

We will charge your land tax by reducing your monthly personal allowance. Your personal allowance is the tax-free part of your income so to speak. In some cases, your withholding rate (trækprocent) may also change.

If your monthly allowance is reduced, you may get paid less after tax each months from January 2024. In return, you will no longer have to pay land tax twice a year to your local municipality. (Please note that your municipality will still charge you for services such as rubbish collection and pest control).

So, it is not a new tax, just a new way of paying it.

  1. Log on to E-tax for individuals (TastSelv Borger)

  2. Select "Forskudsopgørelsen 2024" (Preliminary income assessment 2024)

  3. Scroll down to "Eksisterende ejendomme og grunde" (Existing properties and sites) and select your property

  4. Here you can see how much land tax and property value tax you pay. Don't forget that the tax is per owner of the property.

Decide if you want to take out a loan to pay for possible tax increases

If your public property assessment - and thereby property taxes - will increase in 2024 or later, you can freeze the increase by means of an interest-bearing loan. If you have already taken out such a loan with your local municipality, it will just be continued in your preliminary income assessment.
